Which Community Is Right for You?

Two of South Florida's most desirable communities — Weston and Parkland — consistently top the lists for families relocating to the area. Both offer excellent schools, safe neighborhoods, and a suburban lifestyle, but each has its own distinct character. After helping dozens of families choose between these communities over my 22+ years in South Florida real estate, here's my honest comparison.

Community Character

Weston

Weston is a master-planned city with a polished, suburban feel. It's known for tree-lined streets, manicured communities, and a strong sense of order and cleanliness. The city has a reputation for being one of the best-run municipalities in Florida, with top-tier public services and well-maintained parks and facilities.

Parkland

Parkland is newer, more spread out, and has a slightly more rural-suburban feel with wider lots and more natural green space. It's known for its family-oriented atmosphere, newer construction, and strong community involvement. Many homes were built in the 2000s and 2010s, offering modern designs and open floor plans.

Schools

Both communities are served by Broward County Public Schools, and both have access to highly-rated schools. Here's how they compare:

  • Weston is home to Falcon Cove Middle School and Cypress Bay High School, both consistently ranked among the top public schools in Broward County. The Weston area also has several highly-rated charter and private school options.
  • Parkland is served by Marjory Stoneman Douglas High School (nationally recognized), Westglades Middle School, and Heron Heights Elementary. Parkland's schools benefit from strong community support and newer facilities.

Bottom line: Both communities offer excellent public education. The right choice often depends on which specific school zone you're in and your children's grade level.

Home Prices

Pricing in both communities varies significantly by neighborhood, lot size, and home age:

$500K – $2M+

Established communities like Windmill Ranches, Isles, and Bonaventure. Newer developments in Weston Hills and Savanna.

$400K – $1.5M+

Newer construction in Heron Bay, Parkland Golf & Country Club, and Copperleaf. Larger lots available at higher price points.

Commute & Accessibility

Weston offers slightly easier access to Fort Lauderdale and Miami via I-75 and the Sawgrass Expressway. The commute to Fort Lauderdale/Hollywood International Airport is approximately 25–35 minutes. Weston is also closer to the beaches of Fort Lauderdale.

Parkland is further west, with access to I-75 and the Sawgrass Expressway as well. The commute to Fort Lauderdale is slightly longer (35–45 minutes), but Parkland offers easier access to Boca Raton and Palm Beach County. Parkland is approximately 30–40 minutes from the beach.

Amenities & Lifestyle

Parks & Recreation

Both cities have excellent park systems. Weston's Regional Park is one of the largest in Broward County. Parkland offers more natural preserves and equestrian-friendly areas.

Shopping & Dining

Weston has the Weston Town Center, Target, Publix, and a wider variety of dining options. Parkland has fewer commercial areas but is close to Coral Springs and Boca Raton's extensive shopping.

Community Events

Both communities host family-friendly events throughout the year. Weston's节日 celebrations and farmer's markets are popular. Parkland's community events tend to be more neighborhood-focused.

Golf & Country Clubs

Both areas have prestigious golf communities. Weston: Bonaventure, Weston Hills. Parkland: Parkland Golf & Country Club, Heron Bay.

Which One Is Right for You?

Choose Weston if: You want a polished, well-established community with excellent schools, easy access to Fort Lauderdale, and a wider range of dining and shopping options. You prefer a more "finished" suburban environment.

Choose Parkland if: You prefer newer construction, larger lots, a quieter atmosphere, and easier access to Boca Raton and Palm Beach. You value natural green space and don't mind being a bit further from the beach.
